6 Strategies for designing an apartment for rent: How to make your home as attractive to tenants as possible

Property for rent is becoming an increasingly popular type of investment in the modern world. Renting out an apartment can be profitable if you prepare it properly for potential tenants. One of the key aspects of any rental property’s appeal is its design.

Strategies to help you make your flat as attractive as possible to tenants

  • Minimalism and functionality

When choosing furniture and décor for your apartment, go for a minimalist style. Furniture with a simple, modern design not only gives the apartment a stylish look, but also makes the space more functional, which will make tenants feel comfortable.

  • Light colours

Use light colours for walls, floors and furniture. Light shades make rooms look more spacious and bright, and allow tenants to incorporate their own style into the apartment design more easily.

  • Good lighting

Good lighting is a key element of any attractive space. Ensure that every room is adequately lit with a combination of ceiling chandeliers, wall lamps and table lamps.

  • Practicality and convenience

Consider the needs of potential tenants and organise the space accordingly. Provide sufficient storage space, comfortable furniture and functional equipment.

  • Update the kitchen and bathroom

The kitchen and bathroom are two key areas that attract tenants’ attention. Update them, install modern appliances, up-to-date plumbing fixtures, etc.

  • Add natural elements

Plants and natural materials add natural beauty and cosiness to an apartment. Add potted plants, wooden furniture and accessories made of natural materials to your apartment.

By following these strategies, you can make your apartment as attractive as possible to potential tenants. Don’t forget about the importance of cleanliness and order, as this also affects the first impressions of the apartment. With the right design and preparation, your apartment will become a popular option among tenants, providing you with a stable rental income.

More about the project

Smart apartment for two: The perfect cosy corner. We were designing an apartment for rent for a couple in an old house.
We couldn’t do any major redevelopment, so we limited ourselves to dismantling a wall in the corridor to increase the visual space of the room.
Due to technical problems, we were also unable to enlarge the bathroom.

How did you implement the project?

Firstly, by using warm and light colours and avoiding contrast, we achieved not so much a physical enlargement of this apartment as a visual one.
Secondly, we used a transforming bed that can be simply hidden in the wall if necessary.
Thirdly, thanks to the partition, we separated the kitchen area from the bedroom. The partition itself is “weightless” so as not to break the space.
We also managed to place an electric fireplace in 22 square metres, which will decorate the evenings and fill the apartment with warmth.

How do you like this apartment? It’s comfortable, compact, but at the same time not devoid of lightness and space!
Interiors should be beautiful, even in old houses with minimal facilities!

Life is full of changes, and our space should reflect this dynamic. One of the most important changes in a family’s life can be the arrival of a child. This sometimes means not only joyful moments, but also thinking about how to make your home as functional and cozy as possible for the little one.
One way to achieve this is to transform an office into a nursery.

About transforming an office into a children’s room

1. Prerequisites for the transformation
Before you start the project, it is important to carefully consider every aspect of the study transformation. Determine which aspects of the current design can remain and which will need to be changed.

2. Design and planning

Consider functionality: choose solutions that take into account the needs of your child. Create areas for play, learning, creativity, and relaxation. Pay attention to safety and convenience for young children. Choose furniture and materials that do not have sharp corners and meet safety requirements.

3. Design ideas

Give preference to a thematic design that stimulates your child’s imagination and creativity. It can be a theme of fairy tales, space, the sea world, etc. Use bright colors and exciting designs on the walls to create a fun and energizing environment for your child. Or choose a more restrained color scheme with the possibility to add your own accents later.

4. Furniture and accessories

Choose furniture that meets your child’s needs and maximises functionality. Consider using furniture with storage and transformable elements. Add a variety of toys and decorative elements that stimulate your child’s development and make the space more inviting.

Transforming an office into a children’s room is a great way to create a space where your child can reach their potential and feel comfortable. With attention to detail and a creative approach to design, you can create the best space for your family.

More about the project

When planning a renovation, it’s important not to forget about space optimisation and smart planning. Originally, this room was conceived as a small study, but already at the design stage, it provides all the conditions for a future child.
In the centre of the room is a stylish grey sofa bed. Behind the sofa, a wooden world map with lighting hangs on the wall, and next to it we placed a wall bars.
The most important element of the room is the work area – where adults can work. In the future, it will be ideal for a child of any age, because the table top can be adjusted in height. Why is it important to think about the planning of children’s rooms in advance? Efficient use of space will help create a cosy and functional environment for your child in the future. Think about compact furniture, honeycombing, storage and ergonomic solutions that will make the room comfortable and organised. Prepare the space now for your child’s future joys.
The interiors should be beautiful and be able to adapt to all your changes and needs.

The year 2024 promises to be an exciting one for the world of interior design, with innovative approaches and aesthetic trends reflecting contemporary style and functionality.

Here are five key trends to look forward to this year

  1. Ecological design

Consumers are becoming more environmentally conscious, and this is reflected in their choices in interior design. In 2024, natural materials such as wood, stone, bamboo and linen fabrics are expected to continue to grow in popularity. The commitment to sustainable design will also be reflected in the choice of furniture and accessories made from recycled materials and in the rethinking of space to maximise energy efficiency.

2. Technological integration

With the development of the Internet and smart technologies, interior design is becoming more and more technological. In 2024, we expect to see an increase in the use of smart devices in the home environment, such as smart appliances, lighting and security systems, which integrate with interior design to create a comfortable and efficient environment.

3. Minimalism and functionality

The trend towards minimalist design continues, where simplicity and clean lines are combined with maximum functionality. In 2024, furniture and accessories with a simple but elegant design that optimises space and provides comfortable use remain popular.

4. Geometric patterns and graphic design

Geometric patterns and abstract graphic motifs are gaining popularity in interior design in 2024. They add a touch of modernity and style to any room, giving it an individual character and dynamism.

5. Interior with a soul

In 2024, there is an increase in the popularity of personalised and unique design solutions that reflect the personal taste and personality of the owners. From artistic accents to specially selected pieces of furniture, interiors in 2024 will be marked by personality and expression.

These five trends define the direction of interior design in 2024, demonstrating a combination of modern technology, aesthetics and functionality while maintaining a natural and personal approach. This is the year to mix different styles and experiment with shapes and textures, creating unique interiors that reflect current trends and individual style.

More about the project

Everyone has to do their own thing, so the best solution is to entrust the home improvement to the pros. We created this apartment for a young family in a modern style in grey and blue shades. Thanks to the large number of windows, the space is filled with natural light, which makes the interior light and fresh. Grey and blue shades embody modernity and calmness in the design. Grey adds style and elegance to the interior, while blue creates a relaxing aura and promotes relaxation. Large-format marble tiles with underfloor heating function are used on the floor, which will ensure comfort in the room and easy surface maintenance. The owners of the apartment value cleanliness and space, so we designed closed storage systems and added simple lines and surfaces to the interior!

Interiors should be beautiful and make the owners feel at ease.

When it comes to kitchen interior design for a large family, it is important to consider functionality and comfort.
Let’s start with the organisation of space: a large kitchen needs an efficient layout of work areas. The placement of the stove, sink and refrigerator should be logical, providing convenient access for all family members.

What should you pay attention to when arranging the space?

An important element is the processing of materials. Choosing easy-to-clean and water-repellent materials for furniture and flooring will help save time on cleaning. In addition, it is recommended to use practical and light colours that will visually increase the kitchen space.

The layout of the dining area is also important. A large dining table or breakfast nook will create a communal atmosphere. Consider installing a dining nook or bar to create an area for informal socialising.

Don’t forget about storage! Large families have a lot of food and crockery, so it’s important to use tall cabinets and drawers for easy storage. It may even be beneficial to install built-in waste sorting systems to promote an eco-friendly lifestyle.

And, of course, special attention should be paid to lighting. Natural light helps to create a bright and airy atmosphere. Add backlighting on work surfaces and effective general lighting to enhance comfort.

The overall approach to designing a kitchen for a large family should take into account the needs of each family member, ensuring practicality and comfort at the centre of family life.

Today we are going to show you a kitchen designed for a large family.
It complements and combines all the rooms with each other, creating a warm and cosy atmosphere with the help of colours, finishing materials and lighting.
Our designers have provided a large functional kitchen for cooking and a large island with a bar counter for a quick snack or morning coffee.
It is planned that a large family will live here, so we installed a large refrigerator and an additional freezer built into the island.

The interiors should be beautiful, but also functionally equipped and comfortable!

Kitchen-living room interiors with panoramic windows are becoming an increasingly popular option for those who value space, light and comfort. It creates a unique atmosphere that combines the comfort of the kitchen and the cosiness of the living room. Let’s look at the main ideas and features that should be considered when creating the interior of such a room.

Main ideas and features that should be considered when creating the interior

1. Maximise natural light

Panoramic windows are a key element in such an interior. They allow for maximum natural light to enter the room, creating a sense of space and lightness. When choosing window constructions, preference should be given to energy-efficient materials that provide excellent thermal insulation and reduce energy consumption.

2. Functionality of the kitchen

When designing a kitchen interior, you should focus on its functionality. Panoramic windows can be used as a backdrop for the kitchen space, making it brighter and more cosy. At the same time, it is important to consider the ergonomics of the kitchen and provide convenient access to all the necessary areas and elements.

3. Harmony with the common space

A kitchen-living room with panoramic windows allows you to create a harmonious interior where the kitchen space is combined with the living room. It is important to choose a common style and colour palette for both areas to ensure unity and visual connection.

4. Decor and furniture

When choosing furniture and décor, consider the overall style of the room. Light and open designs can help to maintain a sense of space, while bright or structural elements can add sophistication and personality.

Creating a kitchen-living room interior with panoramic windows is a challenge that can lead to a unique and inimitable space. With the basic ideas and features in mind, you can enjoy the beauty of natural light and create a functional and cosy interior for the whole family.

More about the project

Panoramic windows are always elegant and beautiful! If, of course, you choose the right designer to turn them into an advantage.
In our case, the panorama offers an incredible view of the city of Bydgoszcz in Poland.
The kitchen and living room were separate small rooms from the developer, but our client wanted to combine them.
The result is a bright and incredibly beautiful kitchen-living room.
We had a request for an author’s contrasting interior with interesting accents.
That’s why we used quite interesting elements and non-standard solutions in the design.
For example, a sofa of an interesting unusual shape or an interesting floor lamp “man with balls”.
Behind the TV and desk, the slats were glued to a tinted mirror, and in the hallway, the entire wall and door are covered with mirrors.
Thanks to the mirrors, the room has become even more visually larger and brighter.
The rich, noble burgundy colour was used to accentuate the room.

Interiors should be beautiful, complementing our lives and making them even more comfortable and interesting!
What do you think of the result?

The facade of a building is the face that welcomes guests and impresses passers-by. The decoration of this external surface is an art that combines aesthetics, functionality and the individual style of the owner. In this article, we will consider the main aspects of house facade decoration and emphasise its importance.

Aspects of house facade decoration

1. Materials: stone, wood, metal
The choice of material determines not only the aesthetic appearance of the facade, but also its service life. Stone gives the building massiveness and resistance to weathering, wood – warmth and naturalness, and metal – modernity and lightness. Combining these materials allows you to create a unique look.

2. Colour and texture
The colour scheme of the facade determines its mood and style. From light pastel shades for classic houses to modern geometric solutions in dark colours, the choice is endless. Textural variations such as brutal clinker or smooth metal surfaces add to the expressiveness of the façade.

3. Architectural elements: arches, columns, gables
The addition of architectural details helps to create an amazing image of the house. Arches, columns, gables are elements that refine the structure and add sophistication. The classic style can be complemented with modern elements to create a unique harmony.

4. Ecological solutions
Modern trends take into account not only appearance but also practicality. The use of energy-efficient materials, such as insulating panels, saves energy and money. Steel hardening provides high resistance to corrosion, increasing the service life of the structure.

5. Modern technologies: LEDs and smart systems
The introduction of LEDs for facade lighting creates an amazing look at night. Smart systems, such as automated curtains or security systems, make the facade functional and ergonomic.

Finishing the facade of a building is an important stage of construction that combines art, technology and practicality. From materials to architectural elements, every detail can turn a building into a masterpiece of the urban landscape. Through a combination of innovation and tradition, the facade becomes not only the face of the building, but also its distinguished feature.

More about the project

The exterior is the first thing that catches our attention in a house! Notice how this modern-style facade with classical elements captivates with its exquisite proportions and grandeur. Designed to attract the eye: clean lines where traditional details are intertwined with innovative elements.
The façade is made of high quality materials such as natural stone, tiles, architectural concrete in the form of rock and paint, which gives the building strength and durability. Shades of neutral colours – grey and white – emphasise the nobility and purity of the forms.
This facade is a perfect combination of elegance and modern trends, creating an attractive and sophisticated visual impression.

The interior of a terrace is a key element of the exterior design of a house, which can become a real cosy corner where you can enjoy nature and spend time with family and friends. Arranging the terrace design requires a careful approach to create a harmonious and functional space.

The main features of terrace interior design

Let’s take a look at the main features of terrace interior design to create a cosy oasis for relaxation and entertainment.

1. Choosing a style and concept

The first and most important step in terrace design is the choice of style. Should you choose modern minimalism, traditional classical style, or eclecticism with a combination of different trends? It is important to take into account the architectural features of the house/apartment and your own preferences.

2. Furniture arrangement.

Furniture plays a key role in creating a comfortable space on the terrace. The choice of furniture should take into account the size and configuration of the terrace as well as your lifestyle. Wooden furniture is ideal for a natural look, while metal or plastic furniture can create a modern accent.

3. Vegetation and landscaping

Add a natural layer to the terrace by using plants and flowers. The choice of plants should take into account the climatic conditions of your region and the specifics of care. Flowering shrubs and potted plants can add a cosy and aesthetic look to your terrace.

4. Lighting for the atmosphere

Effective lighting plays an important role in creating the atmosphere on the terrace. Use different light sources such as recessed lights, candles or lanterns to create a cosy atmosphere in the evening. Alternatively, add uplighting to highlight key design elements.

5. Texture solutions.

Add a variety of textures to create an interesting visual effect. Throws, pillows, carpets and other textiles can add warmth and comfort. Different materials for furniture and decor will also create an interesting contrast.

6. Functionality and zoning.

Divide the terrace into zones for different activities, such as dining, relaxing or working. Use furniture and accessories to zone the space, giving each zone its own functionality and style.

Arranging the interior design of the terrace is a creative process where you can express your style and create a cosy corner for relaxation. It is important to consider both aesthetic and practical aspects to create a functional and attractive space. By following these tips, you can create a terrace that will impress with its beauty and provide comfort for you and your guests.

More about the project

This terrace is part of a two-storey apartment: it has two entrances from the kitchen-living room and is separated from the street by a sliding door system. Decorative slats were used to create an interesting visual portal that opens up views of the adjoining territory and neighbouring houses. We added lighting between the slats, which passes from the walls to the ceiling and creates an interesting accent. The hanging rattan chair deserves special attention, where you can sit comfortably and spend time reading, etc. In general, we chose all the furniture with a view to convenience and easy adaptation for the outdoor terrace. The space has become elegant and comfortable for enjoying moments outdoors. We hope that the terrace will become a favourite place for relaxation and meetings of the owners!

Adolescence is a time of intense growth, personal development and expression. When we create an interior design for a teenager’s room, we must take into account their unique needs and tastes.

The main aspects to consider when creating an interior for a teenager are

1. Consider their interests
Teenagers often have their own hobbies, interests and passions. The design of the room can reflect these interests, creating a pleasant and cosy atmosphere. For example, if your teen is interested in art, you might consider a wall for drawing or displaying their artwork.

2. Provide space for learning
With teens involved in the learning process, it is important to have a study area in the room. A desk and shelves for books will help create a comfortable working environment.

3. Consider practicality
Teenagers often don’t like to spend a lot of time cleaning, so it’s important to consider the practicality of the design. Choose easy-care materials and furniture that is easy to clean.

4. Allow for self-expression
Teens are looking for ways to express their individuality. Allow them to choose the colours, décor and furnishings for their room to make them feel comfortable and at home.

5. Relaxation areas
Provide your teen with an area to relax and entertain. Sofas, armchairs and soft carpets can create a cosy area to relax and hang out with friends.

6. Simplified design
A simplistic interior can be more comfortable for teenagers. Reducing the amount of excessive décor and different details can help create a calm atmosphere.

7. Consider growth and changes
Remember that teens are growing up fast. Consider furniture that can be easily adapted to their height and changed according to their needs.

The interior design for a teenager’s room should be a combination of functionality and aesthetics, taking into account their personality and needs. Working together with your child, you can create a space where they will feel comfortable and enjoy spending their time.

Modern bedroom interior design allows for more experimentation with colours and textures, and dark shades are becoming increasingly popular in this context. Dark colours can create a unique and atmospheric bedroom, but they also require careful planning and use.

Features of using dark colours in bedroom interior design

1. Choosing the right colour

The first step in using dark colours is to choose the right shade. Choosing a dark colour that you like is important, but also consider how it will fit into the bedroom interior. Dark blues, deep grey, burgundy or even black can be a stylish choice, but they require some care.

2. Light accentuation

One of the key aspects of using dark colours in the bedroom is adding light accents. Light bedspreads, pillows, paintings or furniture can look great against dark walls or floors. This will add contrast and light to the interior.

3. Lighting.

Ensuring proper lighting is another important component when using dark colours. You will need sufficient lighting to create a comfortable atmosphere. Consider using spotlights, recessed lights, floor lamps or pendant lighting to provide a variety of light sources.

4. Open spaces

Dark colours can make a room feel too dark, so it’s important to create open spaces. Mirrors, glass surfaces and open shelves can help to visually expand the space and make it feel more airy.

5. Materials and textures

Adding different materials and textures can make the interior more interesting. Textile accessories, wood and metal can create an interesting contrast with dark colours and add richness to the interior.

The use of dark colours in bedroom design is a bold and stylish choice that can create a special atmosphere. With the right layout and the use of light accents and lighting, you can create a bedroom where comfort is combined with elegance, and relaxation is intensified by dark shades.

Dark colour reduces the volume of a room – a myth. Dark colour gathers the space and makes it complete.
In this apartment project, to emphasise the open concrete ceiling, we offered our clients an atypical stylish dark graphite design.
The decorative rock imitation behind the bed looks very original and natural! It makes the interior look deeper and more interesting. The dark shade of wood used in the design perfectly emphasises and complements the overall design and colours.
The bedroom has two zones – a relaxation area with a bed and a large wardrobe, as well as a work area on the loggia.
One of the highlights of the project is a projector with a large automatic retractable screen in front of the bed. Watch movies as if in the cinema lying at home on the bed, is that a dream?
In general, the bedroom turned out to be very stylish, cosy and even a little brutal. What do you think of this solution?

Interiors should be beautiful because good design promotes relaxation and improves the quality of sleep.

The bedroom is a place where we spend a significant part of our time resting and recuperating after a tiring day. Therefore, it is important to create an atmosphere of calm and relaxation that promotes healthy sleep and rest. One way to achieve this is to create a monochrome bedroom interior. A monochrome palette includes the use of one colour or different shades of the same colour. In this article, we’ll take a look at the main features of a bedroom design in monochrome colours and find out how it can help create a cosy and relaxing environment.

The main features of a bedroom design in monochrome colours

1. Choosing a colour
The first step to creating a monochrome bedroom interior is to choose a colour. Usually, neutral tones such as white, grey, beige or light pink are chosen. These colours create a feeling of purity and freshness, which is ideal for a bedroom.

2. Variations of shades
A monochrome interior does not necessarily mean using only one colour. You can choose different shades of the chosen colour to create a deeper and more interesting palette. For example, you can combine light grey with darker greys or white with pale blue.

3. Textures and materials
To make a bedroom in monochrome colours look interesting and not monotonous, it is important to use different textures and materials. For example, textiles with different textures, such as wool, linen, corduroy or silk, can add luxury and comfort to the interior.

4. Decor
Jewellery and decorative elements play an important role in creating the atmosphere of the bedroom. You can choose accent pieces such as pillows, carpets, paintings or mirrors that reflect the chosen colour palette. Live plants can also add a lively energy to the room.

5. Lighting.
Lighting plays an important role in creating the atmosphere in the bedroom. You can choose soft, subdued lighting that adds comfort and helps you relax. You can also choose wall lighting or pendant lights that will emphasise the chosen colour palette.

6. Furniture and accessories
Bedroom furniture in monochrome colours can be made in the chosen colour or have similar shades. It is important to choose furniture that matches the style and size of the bedroom to create a harmonious interior.

A monochrome bedroom interior is a great way to create a calm and cosy atmosphere that promotes deep and healthy sleep. Choose your favourite colour palette and add different textures, materials and décor to create the perfect bedroom for rest and relaxation.

More about the project

One of our latest projects is the interior of a bedroom that impresses with its originality and colour variety.
The main colour palette of this interior is a classic combination of black and white. White walls and ceiling create a sense of space and chiaroscuro, while black details and furniture add strength and contrast to the interior.
The orange and green accent is what makes this space special. It is a bright and bold addition to the monochrome palette.
Lighting is a key point in our design. The magnetic track system allows you to adjust the light as you need it. And spotlights add intrigue and create a play of light and shadow.
For additional lighting, we used warm-coloured hidden lighting and pendant lights above the bedside tables.
This bedroom is a place where comfort and style meet. We are always happy to create interiors that express your personality and add joy to your day.

Interiors should be beautiful because they create harmony and tranquillity, which is important for our psychological comfort.

Housing has always been one of the key components of comfort and quality of life. The layout and arrangement of an apartment play an important role in creating a cosy and functional living environment. In this regard, apartment redevelopment is an important solution for improving the quality of life and utilisation of available space.

Advantages of redevelopment

1. Changing the size and location of rooms
One of the main advantages of redeveloping an apartment is the ability to change the size and location of rooms. For example, combining the kitchen and living room can create an open and spacious living space that promotes convenience and interaction between family members. Also, the possibility of redistributing space allows you to create additional bedrooms, bathrooms or offices, according to the needs of the residents.

2. Optimising functionality
When redeveloping an apartment, you have the opportunity to optimise the functionality of the space. For example, by using built-in furniture, you can maximise storage space and open up more free space. Additional shelves, shelves, cabinets allow you to improve the organisation and usability of each room.

3. Energy efficiency and environmental friendliness
When redesigning your apartment, you can also consider ways to improve energy efficiency and reduce your environmental footprint. Installing energy-efficient windows, doors and heating systems can not only reduce your utility bills, but also help to conserve natural resources.

4. Changing the style and design
A flat redevelopment gives you the opportunity to change the style and design of your interior. You can create a modern, minimalist design or choose a classic style with your favourite materials and colours. Changing the design allows you to give the room a new look and express your personality.

5. Increase in market value
After the apartment is redesigned, its market value can increase, as many buyers are looking for a home with a modern layout and improved functional characteristics. This can be an important factor if you plan to sell the apartment in the future or rent it out.

To sum up, it is worth noting that by choosing a redevelopment, you invest in the comfort and future of your home.

More about the project

Today, let’s talk about redevelopment again!
For the young owners, an ergonomic and functional layout was very important, as well as a large number of cabinets, so that in the future there would be free space for every item.

Initially, we had a closed long corridor, and it was dark. The owners wanted to optimise this part of the apartment.

To create more space and light, we dismantled part of the wall bordering the kitchen and the corridor
The result was two projects with a column between them. In the first project, we made a hanging bench that serves as a pouf.
We also divided this corridor into two parts, the first part of the corridor is a corridor visible to everyone, which has a huge wardrobe.
The walls were lined with wooden panels that go into the kitchen area, combining the space. If you look at the layout, you can see that thanks to the division of the corridor, we have two zones: one for guests, and the other is a completely closed and invisible sleeping and relaxation area.
From the small corridor, we actually get to the master bedroom and bathroom, where there is also plenty of storage space. In addition, we managed to separate the guest bathroom.
In order to place a shower in the guest bathroom, we combined rooms (3 and 4) into one, so that a large boiler, washing machine and dryer and a standard-sized shower fit in there.

As you can see, from a rather impractical layout, we were able to create a cosy, comfortable “nest” with everything you need for living and plenty of storage space for all occasions.

Interiors should be beautiful, even if it takes a little more effort than usual!
